Most landlords in Sri Lanka run their properties from a notebook and a WhatsApp thread. It works until there are four tenants, three payment dates and one agreement nobody can find when it matters.
What Kuli does
Kuli holds your properties, units, tenants and agreements in one place. Houses, apartments, individual rooms or land — each unit tracked separately, with its own tenant, rent and renewal date.
Rent is recorded as it comes in, whether that is cash, a bank transfer or a cheque. You see who has paid, who has not, and how long they have been late, without adding it up yourself.
Tenants get their own portal
Each tenant signs in with their phone number to see their agreement, their payment history and what is due next. You create the account and send them the link over WhatsApp — there is nothing for them to install and nothing for you to explain.
That single feature removes most of the monthly back-and-forth. Tenants stop asking what they owe because they can see it.
Reminders that go out on their own
Rent reminders and agreement renewals go out by WhatsApp, SMS or email, on a schedule you set. You are not the person chasing every month.
Who it is for
Landlords with anywhere from two units to fifty. Above that you are running a property company and probably need something larger. Below that, honestly, your notebook is fine.
